Griffin EnerG Consulting supported this all-electric higher-education and residential project from design and certification analysis through post-occupancy performance review. Early in design, the existing envelope became a central focus as the project team evaluated whether to insulate existing walls to improve energy performance and support code compliance. The analysis helped the team weigh potential energy benefits against moisture-management and durability risks in historic wall assemblies that relied on drying to manage moisture.

The analysis showed that the building's base plug load was large enough to make demand charges a meaningful operational consideration, especially during morning warm-up or cool-down periods after nighttime temperature setbacks. This helped the project team evaluate whether a different utility rate schedule could better align energy costs with the building's operating profile and reduce exposure to demand spikes.
